REPAIRS, MAINTENANCE & PROPERTY MANAGEMENT
At the core of L Rose Realty’s beliefs is that every tenant should feel comfortable at home. We employ and manage a team of highly skilled professionals - electricians, plumbers, painters and carpenters - to handle a wide range of maintenance needs promptly and within tenants’ busy schedules.
Each building we manage has a dedicated Property Manager to address general tenant inquiries, coordinate repair orders and follow up on the status of repairs. Property Managers conduct periodic walk-throughs to identify potential issues and ensure that each building is maintained to the standards expected by L Rose and ownership. Other functions performed by our Property Managers include sourcing sub-contractors for specialty repair and maintenance tasks, as well as scheduling inspections, and other site visits.
Property managers are also responsible for supervising on-site personnel. Each building we manage has a dedicated super (or multiple supers) assigned to maintain its interior and exterior, as well as general maintenance workers for small repairs. Our highly professional cleaning and maintenance staff is fully insured and comprised of full-time L Rose employees.
L Rose offers tenants a 24 hours per day, 7 days per week maintenance line that links directly with our team for response. Residents can also submit online repair requests for a speedy repair. Both systems are recorded to keep records of tenant requests and management responses.
Ultimately, our Property Managers are the owners’ representatives to the tenants and conduct themselves in such a manner.
