Being property owners ourselves, L Rose is keenly aware of the importance of cash flow for investors. Our team stays in front of potential vacancies, working to retain tenants or replace them with minimum time lost. We have a time-tested approach for seeking lease renewals, and procedures in place in the event of an upcoming vacancy.
Appointments to view upcoming vacancies are set as far in advance of a scheduled move-out date as possible. Prior to showing, we set new rents based on the most current comps. We screen all applicants to verify income, credit, criminal background, rental history and eviction history and negotiate leases upon approval of an application. Before move-in, we arrange for the cleaning, painting and general repair of the unit.
Once occupied, we collect rents and follow up with delinquent tenants. In the event a tenant falls significantly in arrears, we compile the necessary court documentation and coordinate the eviction. We then begin the process of filling the unit as quickly as possible.
